Small house, well-thought-out space: what makes a comfortable layout?
22.08.2026
The comfort of a home is not only determined by the number of square meters. Equally important are how the rooms connect to each other, where the furniture is placed, and how daylight enters the house. In a small modular home, these details are especially important.
Living room and kitchen in one room
A combined living room and kitchen area allows you to cook, chat and relax in one space. This solution is also used in the Ecospace BARN 35 LUX project.
When planning your interior, it's worth starting with your daily activities: where you'll prepare your meals, where you'll sit at the table, and whether it'll be easy to move around the furniture. Thoughtful furniture size and placement helps you use the space without cluttering it.
A secluded place for peace
Even in a compact house, a separate bedroom provides an opportunity to relax while the rest of the house continues with daily life. When choosing a layout, evaluate not only the space for the bed, but also access to it and the possibilities for storing clothes.
The BARN 35 LUX project features a separate bedroom and loft area. When evaluating a loft, pay attention to its height and access to understand how it will fit into your everyday life.
Daylight and view to the outside
The extensive glazing of the front facade of the BARN 35 LUX opens the living space to the surrounding landscape. Therefore, when thinking about the location of the house, it is worth considering which side the main windows will face.
Will you see a garden, a forest, or a neighboring building from your sofa? How will the morning and evening sun enter the room? In addition to the view, consider privacy and window covering options.
A place for everyday things too
It's easy to see the sofa and bed in your layout, but forget about shoes, cleaning supplies, and seasonal clothing. Plan a place for these things from the beginning.
Also in the bathroom, check whether there is enough space for towels and necessary household items, in addition to the shower, sink and toilet. In a small house, it is precisely such details that create everyday convenience.
